Gondor Cold Room Project Background
The inquiry comes from a venue owner in New Caledonia (a French overseas territory in the South Pacific), who owns a piece of land and intends to install a cold room in the venue and rent it to local food enterprises, seafood suppliers, and flower shops that lack their own temperature-controlled space. Unlike single-line users, this customer regards equipment as an income-generating asset, so this refrigerated warehouse must serve mixed tenants-from fresh agricultural products vendors who need 0-8℃ to seafood operators who need lower temperatures.

Cold Room Requirements for Rental Use
Gondor team frames requirements around the leasing model. Because this walk-in freezer will be shared by different tenants, the scheme needs to be highly flexible in many dimensions such as capacity, temperature zone, power supply, and material, so as to meet the mixed-use scenario of multiple tenants.
Recommended Cold Room Configuration
The Gondor team recommended a set of modular cold storage rooms with polyurethane insulation board (15mm density board) as the core, a low-noise and high-energy-efficiency compressor, and a digital temperature control panel. The reason lies in flexibility: the owner who serves mixed tenants needs a unit whose set temperature can move in the range of -10℃ to 10℃ without replacing hardware, and whose internal structure can be adjusted with tenants. The 20m³ benchmark adapts to the standard commercial floor space and is completely customizable, allowing customers to start with a module and install insulation boards later. The matching expansion valve and condenser keep the refrigerant flow stable in the warm and humid climate of New Caledonia-where condensation heat removal is more stringent than in temperate markets. Compared with cheaper fixed-size units, this configuration avoids the two most common failures of Gondor in leasing applications: too narrow a temperature range and damp and sweaty board walls.
Equipment Solution
– Machine Name: Walk-in Cold Room (Cold Storage Room)
– Capacity: 20 m³ (customizable to site dimensions)
– Power: 8.5 kW
– Material: Polyurethane insulation panel, 15 mm board; food-grade SUS304 inner liner optional
– Automation Degree: Digital temperature control panel with adjustable setpoint
– Optional Configuration: Universal caster wheels, custom size, 220 V / 380 V voltage, customized door and shelving layout
– Suitable Products: Fresh food, seafood, meat, vegetables, flowers, dairy, beverages.
The parameters above represent the standard configurable specification we presented during the consultation. They are not a record of a confirmed purchase; final dimensions and voltage were still subject to the customer’s site survey at the time of writing.
Why This Cold Room Fits the Buyer
The recommended walk-in freezer fits the owner model because it serves unknown future tenants rather than fixed products. Its core value lies in protecting rental income and reducing operational risk through a wide temperature range, an expandable structure, and low operation and maintenance costs.
